The present invention provides a method and computer-executable instructions on a computer-readable medium for predicting a property transaction price for a prospective transaction. The method determines a fast value and a second value and predicts the property transaction as a function of those values. The first value is based on one or more attributes of the prospective transaction location and the second value is based on a relation of the prospective transaction location to one or more other properties.
