PURPOSE: A device and a method for controlling the operation of an air conditioner are provided to maintain a cycle in an optimum state by recognizing temperatures of a condenser and a condenser outlet and controlling components of a compressor and so on. CONSTITUTION: A controller(60) receives a condensation temperature and a temperature of a condenser outlet respectively from a condenser temperature sensor(52a) and a condenser outlet temperature sensor(52b). The control unit controls a compressor(51), an expansion valve(54) and a fan(56). With an excessive cooling performance less than a reference state, an opening degree of the expansion valve is increased. Further, an operation frequency of the compressor and a speed of the fan are increased. With the excessive cooling performance over the reference state, the opening degree of the expansion valve is decreased. The operation frequency of the compressor and the speed of the fan are decreased.
