Building material is treated in either order with an emulsion of wax in an aqueous soap solution and an aqueous solution of the salt of a metal which precipitates a water-insoluble soap and the treated material is dried. The emulsion contains butylated hydroxytoluene as antioxidant and may be formed by saponifying a partially saponifiable wax or a mixture of an unsaponifiable wax or and a fatty acid, ester or saponifiable wax. The preferred mixture is of colophony resin, Japan wax, Carnauba wax and oleic acid (or olein). Abietic acid, colophony resin or triethanolamine stearate may be employed as emulsifying agent. Gelatin, casein, gum acacia, hydroxymethyl, hydroxyethyl or carboxymethyl cellulose, carboxyvinyl polymer or polyacrylate may be employed as emulsion-stabilizing agent. The precipitant may be calcium, zinc or barium chloride or aluminium or zinc sulphate. Methanol or ethanol may be used to aid penetration. The building material may be natural or artificial light-weight aggregate, cellulosic material, masonry, &c.
