A computer system is configured to obtain public records data and possibly Multiple Listing Service (MLS) data as well. A public record relate d to a property (or a public record and an MLS record related to the property) may be used to form a transaction record of the property, wherein the transaction record includes fields derived from the public records data or fields derived from the public records data and fields derived from the MLS data. By accessing the transaction record, the relevant public records data (or the relevant public records dat a and MLS data) for a given process may be accessed. The accessed information may then be used to automate the real estate transaction by automatically filling in forms related to a given process with information from fields in the transaction record.
