PURPOSE: A local based electronic marketing method is provided to allow an apartment dweller to refer and pay an apartment maintenance cost or to perform an electronic commodity order and payment with neighboring stores over the internet. CONSTITUTION: A local based electronic marketing method comprises the steps of a service provider constructing a cyber apartment home page(S100), providing an apartment maintenance cost calculation program to the dwellers(S101), the dwellers referring the paid maintenance state or electronically paying the apartment maintenance cost over the home page(S102), constructing a local based electronic commerce system over the home page by offering advertisements on neighboring stores(S103), the dweller ordering commodities displayed on the home page(S104), the service provider offering an auction event, a game, a free computer lecture or other contents to the dweller(S105, S106), offering a new apartment sale information(S107) and constructing a local community or connecting to other apartment community(S108).
