The purpose of the present invention is, when performing maintenance, which consists of a plurality of processes, on equipment, to ensure that a process preferably performed in the presence of a maintenance worker is performed with a maintenance worker present. An equipment maintenance device comprises: a maintenance performance control unit 52 which controls the performance of maintenance which consists of a plurality of processes; a maintenance worker sensing unit 54 which senses that a maintenance worker is present for the maintenance of building equipment 4; and a maintenance request acceptance unit 51 which accepts a maintenance request which is sent from a maintenance/management server and wherein are set a process performance sequence and the requirement for the presence of the maintenance worker for each of the processes. When performing the maintenance according to the performance sequence, if the presence of the maintenance worker is not verified by the maintenance worker sensing unit 54 during the performance of the process for which said presence is required, the maintenance performance control unit 52 sets the process to standby, and only commences the performance of the process when said presence is verified.
