PURPOSE:To obtain a sealant which has excellent watertightness and airtightness, and is useful for building and construction, by infiltrating a water and oil repellent or a waterproofing agent into a polyurethane foam made from a polycaprolactone polyol and a diisocyanate. CONSTITUTION:A polycaprolactone polyol obtained from caprolactone and an alkylene oxide is mixed and reacted with a diisocyanate (e.g., diphenylmethane-4,4'-diisocyanate) and a foaming agent (e.g., water), to give a polyurethane foam. A water and oil repellent or a waterproofing agent, such as an organopolysiloxane, a (perfluoroalkyl-containing) organosilane compound or an organic fluorine compound that does not contain Si atoms, is dissolved or dispersed in an organic solvent or water, and this solution or dispersion is infiltrated into the above-mentioned polyurethane foam.
