PROBLEM TO BE SOLVED: To provide a maintenance system condition evaluating device capable of concretely judging the evaluation of a maintenance system in case of emergency from a numerical value or the like concerning the job site of a building or the like with which a maintenance service is contracted. SOLUTION: This evaluating device is provided with a maintenance site DB 203 storing site information on the respective sites of maintenance object equipment including site locations composed of latitude and longitude, a maintenance person maintenance schedule DB 202 storing the information of a patrol schedule including the sites to be patrolled by respective maintenance persons on that day and time to start/end the maintenance on the respective sites, a maintenance schedule evaluation processing means 206 for finding the shortest time for the maintenance person to deal with the respective sites at prescribed time in emergency on the basis of information in the said maintenance person maintenance schedule DB and maintenance site DB from a distance between the maintenance person capable of dealing and the site and a schedule evaluation DB 207 for storing the result found by this maintenance schedule evaluation processing means.
