The operating control method varies the frequency of a compressor according to a size of an indoor space and adjusts the indoor temperature comfortably. The method includes a first step for driving the compressor as the maximum heating and cooling room frequency for a pre-determined time; a second step for judging the size of indoor space by the temperature difference between an initial indoor temperature and a present indoor temperature; a third step for determining and driving the frequency of the compressor proportionately to the size of indoor space judged in the second step; and a fourth step for driving an indoor fan and an outdoor fan proportionately to the compressor's frequency determined in the third step.
