A performance-based structure deterioration prediction system and an asset management system capable of estimating maintenance expenses through deterioration prediction, according to the present invention, calculates, using a performance evaluation function for facilities, a performance score according to deterioration of the facilities, and measures, using the calculated performance score, maintenance expenses according to at least one scenario to confirm necessary maintenance expenses and phases according to various scenarios, thereby helping to make a decision on budget distribution for the management of the facilities.
