PROBLEM TO BE SOLVED: To provide a door unlocking method utilizing voice modulation, an asset usage leasing method, and a system using the methods.SOLUTION: A door 212 has a voice receiver. A door unlocking method includes the steps of: storing an unlocking sequence in a mobile device 202; performing a voice modulation to the unlocking sequence to generate a voice modulation voice print signal, the frequency range of the voice modulation voice print signal being a voice frequency; issuing the voice modulation voice print signal via a speaker of the mobile device; performing a voice demodulation in order to obtain the unlocking sequence when the voice receiver 213 receives the voice modulation voice print signal; and comparing whether the unlocking sequence corresponds with a standard, and determining whether or not to unlock the door.
