The objective of the present invention is to provide a mortgage loan evaluation device through measurement of regional risk which firstly evaluates and scores the liquidity risk and actual transaction forms and then secondly evaluates the expected earning rate and variability of the security which has passed the first evaluation to get the final evaluation result. The present invention includes: a data collection unit which collects the land value indexes by purpose, land value indexes by region, land transaction status, sales statistics by purpose, and actual sales price of a for a predefined period of a security; a first evaluation module which evaluates and scores the liquidity risk and actual transaction forms using the land value indexes by purpose, land value indexes by region, and land transaction status collected by the data collection unit; and a second evaluation module which evaluates the expected earning rate of the security which has passed the evaluation by the first evaluation module using the land market level, calculating a stability index using the expected earning rate, and evaluating the security based on the stability index. |
