There is provided a system and method for financing a loan from a registered account owned by a borrower. The loan is secured by a non-arm's length mortgage security on a property owned by the borrower and proceeds from the loan are used to purchase non-registered investments. The mortgage security is set up with the highest permitted rate and longest permitted amortization period and the borrower makes loan payments to the registered account instead of making contributions thereto. The mortgage security is renewed periodically and a new mortgage security contracted. Penalty fees for periodically breaking the mortgage security before an end of the set amortization period may be paid to the registered account. |
