An unmanned rental system using an NFC function according to the present invention comprises a rental management server for providing a reservation and inquiry service for an rental object and generating a software control key; the rental object having an NFC communication module and performing operations designated according to the software control key recognized through NFC communication; an NFC card for storing a URL address of the rental management server in an NFC tag; and a mobile terminal for accessing to the rental management server when closely touching the NFC card and downloading the software control key from the rental management server when a rental contract of the rental object is made, wherein the mobile terminal removes the stored software control key and finishes the rental contract when the contract period is expired. For the rental of movable assets and/or real estate, the present invention realizes the unmanned rental system allowing a lessee to perform the rental procedure including direct reservation, product selection, payment, receipt of a management key, etc. by a mobile communication terminal having an NFC module mounted therein. The present invention provides a control key (e.g., vehicle key) realized by software through wire/wireless communication while maintaining the security for the mobile terminal to control the rental product (e.g., rental car), thereby saving personnel expenses by not requiring separate human resources for transferring the rental product and the control key. Furthermore, the security weakness may be improved by limiting the use of the key realized by software according to the rental period.
