An epoxy resin obtained through steps (a) to (d); (a): a step for obtaining an aromatic hydrocarbon formaldehyde resin by reacting a compound represented by formula (1) and/or (2) and formaldehyde in the presence of a catalyst; (b): a step for obtaining an acid-treated resin by using an acidic catalyst and water to treat the aromatic hydrocarbon formaldehyde resin obtained in step (a); (c): a step for obtaining a modified resin by using an acidic catalyst and a compound represented by formula (3) to treat the acid-treated resin obtained in step (b); and (d): a step for obtaining an epoxy resin by reacting the modified resin obtained in step (c) with an epihalohydrin.
