Disclosed is a wooden sash window assembly comprising a timber sash window frame 50 and a timber sash window panel 36 slidably movable within the sash window frame 50. The sash window panel 36 includes two vertical sides, and each of said vertical sides faces a part of the sash window frame 50. The sash window assembly includes a plurality of runner devices 10, at least one on each of said vertical sides of the sash window panel. Each runner device 10 comprises an arm 14 which is fixedly connected to the sash window panel 36 and includes a distal end 16 incorporating a roller element 20 in communication with the sash window frame 36. The distal end of the arm14 is resiliently biased in the direction of the sash window frame 50, for biasing the roller 20 into communication with the sash window frame 36.
