<P>PROBLEM TO BE SOLVED: To mechanically calculate an evaluated value of an appraisal object. <P>SOLUTION: A computer executes: a step for selecting a case example including common elements with multiple elements included in an appraisal object; a step for selecting a first coefficient group to calculate an estimated value of the appraisal object, and a second coefficient group to calculate an estimated value of the case example; a step for calculating a total of values, which are individually obtained by multiplying each coefficient in the first coefficient group by a value of each corresponding element, as the estimated value of the appraisal object; a step for, with respect to each of the elements, calculating a difference between a value, which is obtained by multiplying a corresponding coefficient in the first coefficient group to an element of the appraisal object by a value of the element, and a value, which is obtained by multiplying a corresponding coefficient in the second coefficient group to an element of the case example by a value of the element; a step for calculating a proportion of the difference to the estimated value of the appraisal object; a step for calculating a proportion of the estimated value of the appraisal object to that of the case example, based on the sum of the proportions of the difference of each element to the estimated value of the appraisal object; and a step for calculating an evaluated value of the appraisal object, based on the proportion and an actual value of the case example. <P>COPYRIGHT: (C)2013,JPO&INPIT |
