PROBLEM TO BE SOLVED: To provide a curtain wall and a building capable of ensuring a sufficient quantity of naturally ventilated air without causing problems of deterioration of external appearance and increase of cost of the building. SOLUTION: This curtain wall 1 constitutes an external wall of the building by arranging a plurality of wall surface materials 10 along the vertical direction. The curtain wall 1 is constituted by letting the wall surface material 10 positioned in an upper part position on an outdoor side more than the wall surface material 10 positioned in a lower part, overlapping end part regions of the wall surface materials 10 adjacent to each other vertically for each other while ensuring a clearance 60 therebetween, and communicating at least one of the clearances 60 with an indoor space in the building by using it as a vent passage 60A.
