PROBLEM TO BE SOLVED: To obtain a heat exchange element capable of suppressing a heat exchange loss while using a heat exchange medium with which a function fluid is mixed, and to provide a heat exchange method. SOLUTION: The heat exchange element 10 is such composed that a surface treatment 28 with high affinity to a refrigerant 14 is applied to a minute irregularity structure 26 formed on a surface 20A of a channel wall 20 that forms a flow passage 22 for a mixed fluid 12 comprising the refrigerant 14 and a lubricant oil 16 of non-compatibility to the refrigerant 14, wherein the refrigerant 14 in the mixed fluid 12 selectively adheres to the surface 20A of the channel wall 20.
