PROBLEM TO BE SOLVED: To provide a special building unit and a unit building in which a floor face material can be easily fitted to an opening. SOLUTION: The special building unit 52 has a framework 13A comprising columns 10A, mutually facing upper beams 11A and mutually facing lower beams 12A which are formed into a rectangular parallelepiped shape, and has a floor face material 71 arranged on the mutually facing lower beams 12A in a manner of being exposed to the outside of the building. The special building unit 52 includes brackets 21 fitted to the mutually facing lower beams 12A, and floor joists 22 arranged between the brackets 21 and detachably fitted to the brackets 21.
