PROBLEM TO BE SOLVED: To provide a method for designing a unit building, which enables an effective utilization of a site under setback regulation and which can increase a range of design, and to provide the unit building. SOLUTION: In this method for designing the unit building 1, the building with a plurality of stories is constructed by vertically and horizontally combining a plurality of standard building units 3 and 5 together and arranging a trapezoidal building unit 6 on the setback regulation side of an upper-story section 7. Also, an inclined roof 8 is arranged on the standard building unit 5 and the trapezoidal building unit 6, which constitute the upper-story section 7. The trapezoidal building unit 6 with the standard building unit 3C arranged below the trapezoidal building unit 6 and the upper/lower-story standard building units 3A, 3B and 5 adjacently arranged to the trapezoidal building unit 6 and the standard building unit 3C respectively are installed separately from each other. A gap 31, which is formed by the separate installation, is closed with a joint panel, and the trapezoidal building unit 6 and the standard building unit 5 constituting the upper-story section 7 are connected together by means of a connecting beam 15.
