PROBLEM TO BE SOLVED: To provide an equipment management system and an equipment management program achieving advanced management while reducing a modem hardware configuration, power consumption and workload for maintenance. SOLUTION: The equipment management system 1 includes: equipment 10 to be managed, an equipment managing apparatus 30 managing the equipment 10, and a modem 20 connecting the equipment 10 with the equipment managing apparatus 30. The modem 20 includes: an A/D converter 23 sampling a signal output from the equipment 10 and outputting it to an equipment managing apparatus 30, and a D/A converter 25 converting the signal output from the equipment managing apparatus 30 into an analog signal and outputting it to the equipment 10. The equipment managing apparatus 30 includes: an analyzing means (protocol analyzing sections 34a-34d and a protocol selecting section 35) analyzing the signal output from the modem 20 to specify a communication protocol used by the equipment 10, and a managing unit 36 for managing the equipment 10 by using the specified communication protocol for communication.
