The present invention provides a building automation system, and a building automation method using same that comprises the steps of receiving a request message from a first building device which communicates using a BACnet protocol, checking the destination of the request message and carrying out routing, and transmitting the request message to a gateway to process the request message. The gateway converts the request message into a non-BACnet protocol, and transmits the converted request message to a second building device which communicates using a non-BACnet protocol. Subsequently, the gateway receives a response message from the second building device, converts the received response message into the BACnet protocol, and transmits the converted response message to the first building device. By implementing the method, compatibility is established between the two building devices which use different protocols.
