<P>PROBLEM TO BE SOLVED: To provide a means for effectively utilizing a room in a building from the viewpoint of time and use. Ž<P>SOLUTION: The phone system comprises: a communication device which is provided in at least one room within a building and has an IP telephone function; and a management device which allows the setting of a terminal to be changed so as to enable outgoing/incoming calls with the telephone number which a user possesses during a period the user uses the room.
