PURPOSE: A differentiation regulator and method for regulating differentiation of mammal is provided to control initiation and termination of differentiation and use for designing transformed animal model. CONSTITUTION: A differentiation regulator of mammal contains WW45 protein, WW45 protein-coding polynucleotide, phosphorylated YAP(Yes-associated protein) in cytoplasm OR YAP-coding polynucleotide as an active ingredient. The WW45 protein is human WW45 proein(SEQ ID NO: 1), mouse WW45 protein(SEQ ID NO: 2) or rat WW45 protein(SEQ ID NO: 3). The YAP is human YAP(SEQ ID NO: 4), mouse YAP(SEQ ID NO: 5) or rat YAP(SEQ ID NO:6), 127th amino acid, serine is phosphorylated. The differentiation regulator controls differentiation to epithelial cells from epithelium precursor cells. A transformed animal(deposit number KCTC11343BP) having tumor is generated by deleting WW45 protein coding gene or SARAH domain.
