An elevator system capable of efficiently operating elevators without increasing a processing load for elevator control. A landing is provided with a destination-call registration device in which an elevator user registers their destination call before they get in an elevator, and a group management and control device has a building-specification-data storage section in which specification data on a building including a special allocation floor are stored, a special-allocation-floor determination section for determining, when a destination call is registered, whether or not a departure floor is a special allocation floor, and a traffic-condition determination section for determining traffic conditions of the elevators in the building. When the departure floor is determined to be the allocation floor by the special-allocation-floor determination section, the group management and control device allocates an elevator car based on the result of the determination by the traffic-condition determination section, and when the departure floor is determined to be not the special allocation floor, the group management and control device allocates an elevator car based on the building specifications stored in the building-specification-data storage section.
