PROBLEM TO BE SOLVED: To provide a maintenance and operation device of an elevator capable of safely and efficiently performing maintenance work by suppressing maintenance operation by a third party and any fall of a hoistway even if a car position is moved during a power loss associated with the maintenance work. SOLUTION: The maintenance and operation device of the elevator comprises a landing button 4, a car position detector 10, a car position zone detector 11, a maintenance switch 13, and a landing button operation effective floor setting means 12, and further comprises a power failure detection history storage means 16, an operation history storage means 17 for storing an operating state when power is lost, and the landing button operation effective floor setting means 12 for setting the landing button operation effective floor based on the power failure detection history storage means and the operation history storage means when the power is restored. The landing button operation effective floor setting means sets the landing button operation effective floor on a machine room 5 side based on the detection of power restoration after a power failure by the power failure detection history storage means 16 and the detection while the car is stopped in a maintenance operational mode by the operation history storage means 17.
