An electronic real estate transaction device, a method and a system thereof are provided to enable a user to purchase a virtual real estate through the user's terminal by an evaluation performance unit. A program for coding a region dividing method on a digital map is stored in a server computer(S210). Information on a method for evaluating a price is stored in the server computer(S220). According to layers for showing areas in reduced scale, the digital map is selected. Information on a non-transactional region including public facilities and particular geographical features is inserted into digital map data(S230). A digital map is generated, and the generated digital map is stored in the server computer. Based on the digital map, transaction or management of a virtual real estate to be performed is carried out by the server computer through a user terminal.
