Flexible polyurethane foams having improved physical properties are prepared by reacting a polyol with an excess of an aromatic polyisocyanate in the presence of a Condensation Product having the formula: <IMAGE> (IV) where X represents: <IMAGE> z represents NHX or -OCH2CH2OH, y is a number between 0 and about 4, a+c equal about 2 to 10, and b is a number having a value of about 1 to about 50.
