An air conditioner for a multistory building is provided to remove an outdoor fan for circulating atmospheric air to a condenser, thereby preventing the generation of malfunction caused by strong wind pressure and a large air pressure difference on the multistory building. An air conditioner for a multistory building includes a cooling tower(100) mounted on a roof of the building and distributing cooling water to each room, and water cooling type air conditioner units(200) installed in each room and connected to the cooling tower by cooling water pipes(300) for individual cooling/heating of each room. The cooling tower distributes the cooling water to each room for cooling condensers(220) of the air conditioning units. The air conditioning unit has two compressors of first and second compressors(210a,210b) for maximizing refrigerant compression efficiency, wherein the first one bears 30% of an actual load and the second one bears 70% under the control of a controller(270) so that selective local load operation is achieved by the two compressors, saving power consumption largely.
