A transfer sheet with high surface property is provided to secure high friction absence, heat resistance, wear resistance, and restoring power by forming a print protection layer of components containing polyurethane-acryl at the proper rate and to prevent tear or cracks in foaming. A transfer sheet with high surface property is composed of a base sheet(10); a release layer(20) formed on at least one surface of the base sheet; a print protection layer(30) formed on the release layer; and a print layer(40) formed on the print protection layer. The print protection layer contains polyurethane-acryl paste of 94.0~96.5wt.%, a quencher of 3.0~5.0wt.%, and an antifoaming agent of 0.5~1.0wt.%. The print protection layer comprises a first print protection layer and a second print protection layer formed on the first print protection layer.
