PROBLEM TO BE SOLVED: To provide a co-generation type private power generating device capable of improving operation efficiency of a whole device. SOLUTION: A demand condition of the heat load is detected by a heat load detector 14 and the detected output is compared with average value of the heat load. When demand on the heat load is equal to or higher than average value of the heat load, exhaust gas from a turbine 4 is supplied to an exhaust gas recovery heat exchanger 9 by changing over a change over damper 6 to a gas discharge port 6c side to heat hot water flowing in a heat transfer tube 10 and supply high temperature water to a heat load side via a hot water supply passage 11. When demand on the heat load drops to average value of the heat load or less, exhaust gas from the turbine 4 is supplied to a temperature difference electric power generation device 13 by changing over the change over damper 6 to a gas discharge port 6b side to generate temperature difference on thermoelectric transducer by high temperature exhaust gas from the turbine 4, and generated electric power is supplied to electric power load.
