<p><P>PROBLEM TO BE SOLVED: To provide a calculation device for correcting a land price fluctuation rate and a case price which are public evaluations important for appraisal of a land to normal prices. <P>SOLUTION: A database is formed by using case data that is price information, and individuality of a case price is reduced to unitary data with a reliable disparity system price such as a roadside land price for inheritance tax. This data is subjected to regression analysis with response variables and months passed as predictor variables, divergence from a reasonable price of a transaction case is solved by analysis over several periods to determine the land price fluctuation rate, and the case correction rate is determined from the difference between a reference point price and a land price fluctuation line price. <P>COPYRIGHT: (C)2008,JPO&INPIT</p> |
