A building management system and an operating method thereof are provided to facilitate construction and modification of the building management system controlling a plurality of subsystems by using a gateway capable of processing various kinds of protocols. A CAC(Commercial Air-Conditioner) network(100) is connected to indoor/outdoor devices and transmits a control signal to the indoor/outdoor device according to a local protocol. A building controller(200) performs automatic control of a building including the indoor/outdoor device. The gateway(300) connects the CAC network and the building controller. The gateway comprises a multi-protocol recognizing module(310) recognizing the kind of protocol transmitted from the building controller, each protocol processing module(320,325) processing the recognized protocol, a shared memory(330) storing data processed in the protocol processing module, and a local protocol communicating module(340) transceiving the data according to the local protocol with the CAC network according to the data stored in the shared memory. |
