A real estate mediator (12) provides an object. A desiring customer extraction section (105) extracts a customer desiring the provided object. A price band check section (108) checks the price band having a predetermined number of customers. The price band check section judges the tendency of distribution of the desired prices. When the desired prices are concentrated in a particular price, the number of divisions is decided according to the number of customers extracted and the least division area. A division pattern selection section (107) selects a division pattern according to the pattern selection reference information. A division pattern/price decision section (109) decides the division pattern and the price according to the division pattern information, the customer information, and the pattern selection reference information. When the desired prices are not concentrated in a particular price, the number of divisions is decided according to the number of customers extracted.
