Provided are a method for preparing an extract containing chondroitin, a functional food which contains the extract containing chondroitin and controls the level of cholesterol, and its preparation method. The extract containing chondroitin is prepared by maturing an edible snail or its powder with a sodium compound or its derivative. Preferably the sodium compound is at least one selected from the group consisting of sodium acetate, sodium hydrogen carbonate and sodium hydroxide. The functional food comprises the extract containing chondroitin; optionally an extract containing glycinin and/or an extract containing agarose; optionally an extract containing amylose; and optionally rice and/or barley.
