PROBLEM TO BE SOLVED: To provide a poly(urethane carbonate)polyol having excellent characteristics, and to provide a process for the preparation and a method for their use. SOLUTION: The poly(urethane carbonate)polyol is prepared by reacting an aliphatic polyol and an aliphatic or cycloaliphatic polyisocyanate to form a prepolymer having terminal hydroxyl groups, and by polycondensing the prepolymer with a carbonic acid derivative.
