PROBLEM TO BE SOLVED: To provide a maintenance method of an air conditioner capable of inhibiting the attachment of dirt to a heat exchanger or the like of an air conditioner and easily eliminating the attached dirt. SOLUTION: This maintenance method includes a first maintenance work comprising a washing process for eliminating the dirt attached to the heat exchanger 102 by spraying cleaning fluid toward the heat exchanger 102 of the air conditioner 100, and a process for forming a coating film on at least a surface of the heat exchanger of the air conditioner 100, and a second maintenance work for eliminating the dirt attached to the surface of the heat exchanger 102 without spraying the cleaning fluid with high pressure. By forming the coating film on the surface of the heat exchanger 102, further attachment of dirt after eliminating the dirt can be inhibited. Thus the air conditioner can be kept in a good condition only by implementing the simple second maintenance work, so far as the coating film is held between the first maintenance work and the next first maintenance work.
