<P>PROBLEM TO BE SOLVED: To provide a selector valve unit for achieving valve switching by using characteristics that fluid has for switching information regarding the switching of a channel, and to provide a draining method and a draining apparatus for facilitating drain discharge by using the circulation path of hot water heated by heat exchange for one portion of a drain circuit. <P>SOLUTION: The selector valve unit comprises a valve section 160 installed at a valve chamber 158 for receiving fluid pressure, shifted to a first state or maintains the first state when the fluid pressure exceeds prescribed pressure, and shifted to a second state differing from the first one when the fluid pressure is less than the prescribed pressure or is canceled; a thermally sensitive section 186 for detecting the temperature of fluid allowed to flow into the valve chamber; and a valve control section 174 for allowing the valve section to maintain the first or second state when the thermally sensitive section detects the first temperature, and cancels the maintenance of the state of the valve section when the thermally sensitive section detects second temperature differing from the first one.
