PROBLEM TO BE SOLVED: To provide an air conditioner, and a heating apparatus capable of efficiently storing heat in an underfloor heat reservoir of a building, and capable of quickly heating a living room. SOLUTION: The air conditioner of the building 1 having a floor 5 on an earth floor face via an underfloor space K is composed such that a radiator 2 is provided in the underfloor space K, a through hole 6 capable of opening and closing and communicating a space under the floor with a space above the floor is provided in the floor 5, heat of hot and cold air is stored in the underfloor heat reservoir 4, and hot or cold air is supplied to the living room 10 from the through hole 6 capable of opening and closing of a floor material as needed.
