The ventilating system (1) for a building has a flow limiter (3). An aperture stop (7) is fastened to the wall of an air channel (2) connecting the inside of the building to the outside. A fixed wall (6) has an annular gap surrounding it. A cup-shaped regulator or valve body (4) has a central aperture (10) in a flat plate and can seal against the fixed wall. It has a cylindrical closure element (5) with an annular gap round it, which can seal against the stop when the valve is closed.
