PROBLEM TO BE SOLVED: To provide a unit building which flexibly can cope with a plot by using a smaller number of building units, and secures a largest building area in the plot insofar as the building area does not violate a building coverage. SOLUTION: The unit building 1 is constructed by arranging a plurality of building units 3, 4 each having a frame including a plurality of columns, ceiling beams connecting between upper edges of the columns, and floor beams connecting between lower edges of the columns, side by side with a predetermined extending gap L therebetween, along either a horizontal longer side or a horizontal shorter side of each unit. The extending gap L is determined so as to be smaller than one of smaller values out of shorter side dimensions of the building units 3, 4 which are manufactured according to modules conforming to manufacturing referential dimensions, and so as to be larger than a preset value of an allowable tolerance gap at the time of combination of the building units 3, 4.
