<p><P>PROBLEM TO BE SOLVED: To provide a real estate price assessment system allowing even a person who is not a specialist of real estate to easily make a rough estimate. <P>SOLUTION: This system comprises a storage part 4 and a processing part cooperating therewith. The storage part 4 stores a land correction factor corresponding to a road contact state or a shape of a land, a service life and a construction unit price corresponding to each building structure, and a building correction factor corresponding thereto. The processing part 3 has: a function specifying the corresponding land correction factor on the basis of the road contact state or the shape of the land inputted in the processing part; a function multiplying a product of an inputted land area and a standard land price per unit area inputted in the processing part by the land correlation factor to calculate a land price; a function specifying the corresponding construction unit price and service life on the basis of the building structure inputted in the processing part, and specifying the building correction factor therefrom; a function multiplying a product of the construction unit price and an inputted total floor area by the building correction factor to calculate a building price; and a function setting the total of the land price and the building price to an integrated price. <P>COPYRIGHT: (C)2004,JPO</p> |
