PROBLEM TO BE SOLVED: To provide a credit management server for controlling a risk that the payment of an apartment loan is delayed due to the fluctuation of the profitability of the apartment.

SOLUTION: A credit management server 10 is provided with a risk input part 12 for inputting the index of a payment incapability risk being a risk that the payment of an apartment loan by a debtor of the apartment loan is delayed, a loan condition database 16 in which the index of the payment incapability risk higher than the payment incapability risk of a contract value set as a guide for maintaining the soundness of credit is stored so as to be made correspond to loan conditions for suppressing the increase of the risk of the credit collection of the apartment loan and for reducing the risk and a loan condition output part 14 for extracting and outputting the loan conditions for suppressing the increase of the risk of the credit collection or for reducing the risk from the loan condition database 16 when the payment incapability risk shown by the inputted index is higher than the payment incapability risk shown by the contract value.
