PURPOSE: A method and a system for extracting the DM(Direct Mail)-targeted customer information from the apartment residents as a latent customer are provided to reduce a marketing expense and concentratedly perform marketing to a highly probable customer by extracting the latent customer of a high probability to be induced as the customer from the apartment residents. CONSTITUTION: A client database(100) is connected to an integrated database in a DM manager through the network. The integrated database includes an apartment database, a customer database, and a customer purchase database. A database management system manages the data of the integrated database. A DM management server generates the DM-targeted latent customer information based on the apartment database, the customer database, and the customer purchase database. A client terminal(300) is connected to the DM management server of a DM manager(200) through the network.
