A system and method for financing an edifice (108). The method includes selling a first instrument granting utility rights of a seat in the edifice. The first instrument may be a personal seat license (120). A second instrument associated with the personal seat license may be issued. The second instrument, which may be a financial redemption certificate (125), may be issued without cost to the purchaser (115) and guaranteed by a non-governmental entity (140a) for at least the consideration of the first instrument (130). The edifice may be a sports stadium (108) located within a sports venue.
