PROBLEM TO BE SOLVED: To provide a vertical continuous heat treating apparatus having excellent heat efficiency and causing no deterioration of product quality. SOLUTION: In the vertical continuous heat treating apparatus T where a continuous heat treating furnace 7 having a chute 5 in the inlet side of a roll section, provided with a top roll for turning a metal strip W from the upward position to the downward position, and a heating zone 8 and a cooling zone in the outlet side thereof is arranged and a chamber 3 having a cooling means 4 arranged between the roll section and the continuous heat treating furnace is provided, a pre-heating circulation passage P1 for jetting the atmosphere in the chute, which is heated by a heat exchanger 15, to the metal strip traveling in the chute through a nozzle 6 by a 1st circulation fan 14 to pre-heat is formed, and a cooling circulation passage P2 for recovering the high temperature atmosphere in the inlet of the cooling zone by a 2nd circulation fan 16 to heat-exchange with the atmosphere in the chute by the heat exchanger provided in the pre-hearing circulation passage to lower the temperature, cooling a part of the cooled atmosphere by a gas cooler 17 to supply it to the roll section and a chamber and jetting the residual cooled atmosphere to the metal strip in the cooling zone through a nozzle 11 to cool it is formed.
