PROBLEM TO BE SOLVED: To provide a building unit that has a bearing wall and at the same time can improve the degree of freedom in room layout, and its assembly construction method in a unit building using the building unit that can be manufactured in a factory. SOLUTION: A unit building T is composed by joining a plurality of building units U that are in a quadrilateral shape in terms of top view and are assembled in nearly a box shape from walls and floors in a building site. At least two of later building units U12 1 and U123 to be provided later are arranged, where the building units have a region C to be provided later for providing the wall at a side that becomes a wall surface from a back. At least one of the building units U 121 and 123 to be provided later has the beating walls 1 5 and 17 that cross the region C to be provided later from the middle part of a floor 11 for erecting. Two of the building units to be provided later are arranged so that the regions C and C to be provided later of the building units to be provided later are aligned on the same straight line, and at the same time a surface-shaped wall panel 19 is laid across the part between the regions C and C to be provided later that are aligned on the same straight line.
