PROBLEM TO BE SOLVED: To ensure stable operation even at the time of a low heating load and improve energy saving. SOLUTION: There are provided an outdoor machine 10 installed on the top of a building for vaporizing a refrigerant such as R-134a, an indoor machine 20 for heating room air with the aid of a gas refrigerant vaporized by the outdoor machine 10 for heating, a lowest pump 32 for returning a liquid refrigerant heat radiated and condensed in the indoor machine 20 and stored in a receiver tank 31 to the outdoor machine 20, a float sensor 12 for detecting the amount of the liquid refrigerant returned from the indoor machine 20 stored in the outdoor machine 10 and kept not vaporized, and a controller 50 for interrupting the operation of the pump 32 when all of the indoor machines 20 for which heating operation is instructed reach a predetermined temperature and hence the operation is interrupted, and when the float sensor 12 detects an enough amount of the liquid refrigerant.
