PROBLEM TO BE SOLVED: To provide a building unit, in which the degree of freedom of the room planning of a building can be improved, and the unit type building using the building unit. SOLUTION: The positions of ceiling-side and floor-side openings 71, 72 for a pipe space forming section 70 for a first floor installed on the ceiling side and floor side of a first-floor building unit 3C respectively are made to differ in the plan view of the first-floor building unit 3C. Accordingly, wnen each opening 71, 72 is communicated by spaces 73, 74 in the vertical direction and the horizontal direction and the pipe space forming section 70 for the first floor is formed, a bath unit 37 is brought near to the ceiling-side opening 71 side and can be arranged, and the degree of freedom of the room planning of the first floor section of the building unit 1 can be improved.
